We are living in the information age, people nowadays want all the comforts of modern life as close to them as possible. From a tenants point of view there are a few points that add real value to a rental unit and make them want to stay longer and sign a longer lease. Here are a few things that appeal to a tenant when they decide on where to rent.
Location
Obviously, location is going to be the most important factor every time. if the location is a swanky upscale neighborhood, tenants are going to want to live there just for the appeal of it. If you really want to get the best income out of your rental property try to set one up in a up and coming neighborhood.
Quality of the Living Space
The home itself has to be well decorated It’s a balance between either having a completely decorated and furnished home or making the rooms spacious and modern feeling with good organic flow with modern amenities like large open kitchens, large windows, and open balconies.
Price
Undeniably this is an important factor. The price has to be right in order to appeal to the Tenant, but there is an important thing to note here, price is not as much of a priority as the quality of the living space and the location. If you are in a really good location and the living space is very high quality there is a good possibility that tenants might even go out of their comfort zones when it comes to their pricing priorities.
Is it close to my Workplace?
It’s not the rent but the Gas that will kill your savings, that’s how the tenants think; longer commutes mean more money spent on gas which results in that much less savings. Also who wants to have an hour long commute first thing in the morning. So the closer it is to work, the more the tenant will be convinced that this is the right property for them.
Does it have Walk in Closets?
Walk in closets are not at all over rated, this is probably the number one questions that people who show around apartments come across. Nobody wants to clutter their floor space with bulky cabinets or armoire’s anymore. Walk in closets are all the rage and if your rental units have them tenants will be impressed.
Wow it has a Balcony
if your rental has a balcony with a view, you’ve just hit gold. That’s what everyone is looking for; obviously location and price matter but so does a balcony with a view. Apartments with a good view will rent out higher than those that don’t have balconies or don’t have a great view.
Parking
Parking is a huge plus when it comes to properly selection. Nobody wants to park their cars out in the street where anything might happen anytime.
It even has a Pool
Admit it, having an outdoor pool is cool. There’s no better way to relax than take a dip after a long day. The reason resorts charge so exorbitantly for a day’s stay is because they have all these amenities. Well times are changing, people don’t want to travel to resorts to get all that if they can get it at their own place of residence, and the best thing they are willing to pay for it, which is always good news for you.
