Most real estate investors start off small, buying a cheap property and selling it high as the market rises. It takes time, experience, and research to learn that one can make much more profit from an existing piece of real estate by investing in getting it fixed up. It does not matter what kind of investor you are, if you are in the real estate business and plan on being really successful you need to have strong contacts. They say “No man is an Island†and that’s especially true for people in the real estate business. You need to have a team of people you can trust, a selection of contacts who can help do the work you can’t do yourself.
There are various tasks that a real estate investor must perform such as; Hunting down a good purchase, loan acquisition, purchase related paperwork, renovations to the property, listing the property for sale, dealing with clients, negotiating an offer, and finally closing a sale and doing the end paperwork. All these tasks must be done before Profits can be realized.
An Investor who decides to do all the work himself might not get too far, there are just too many tasks that go into completing a project, from the beginning, the scouting of the property to the eventual sale, all the paperwork, rehab of the property & the negotiations with potential clients in between.
Managing Multiple projects alone is also a recipe for disaster, if you depend on only yourself to get all the tasks done , you’ll never get anywhere in the real estate business, there are crucial relationships that one must develop when thinking of going big and staying long term in the real estate business.
Deal Spotters or Bird Dogs
There are actually people who work with investors as deal spotters, who go around researching properties for sale and locating distressed properties for a small fee, or a monthly retainer service. Bird Dogs can be hired, and they can do all the leg work that comes with spotting and researching a good deal.
Survey and Inspection Specialists
No matter if you deal in distressed properties or not, having contacts with professional survey and inspection specialists in the real estate business comes in handy, getting the house thoroughly checked out for pests, leakage, damages, & zoning violations at the start can help save a lot of trouble later on down the line as well as aid in negotiations.
Private Lenders
All of the really successful Real Estate Investors have scores of private lenders they deal with. Investors prefer dealing with private lenders rather than banks simply because it’s much easier to get a loan with a private lender, and once trust is established you can get your loans approved within a day or two from initiating a request.
GC’s and Interior Designers
Whether you plan on totally remodeling the house, just doing minor repairs, or rehabbing the entire real estate, having a team of General Contractors (Multiple teams to work on Multiple Projects at a Time) and Interior Designers can come in handy in getting your projects ready quickly and professionally.
Real Estate Lawyers
