Research

The real estate researcher goes through the nationwide and global real estate trends to help the planners. The research is also done on a local level. The researcher finds the properties in the local real estate market and compares them with the properties of the investor. It also includes a draft preparation of the comparable property rates on a daily basis.
The most important function of the researcher is to find out the properties available at lucrative rates in the local area. He then prepares a list of these properties and gives it to the planning team. The researcher performs office operations.
Planning
It is the wide area of real estate operations in which the planners visit the properties, extract out the profitable properties with respect to the rates of the properties, repair rates and predictable market value after the repair. The planner then plans out the next tasks of the investor. The planner also takes the investor to the extracted properties and tables his plan for discussion with the investor.
Contact Building
Not all the property investment companies offer this service. It is a specialized department which develops contacts with those sources, from where the real estate information can be received immediately. These contacts include moving companies, community leaders, opinion leaders, members of the real estate council of the town, and local people of the community etc.
Repairing and Renovating
Repairing and renovating team works with the planning team. The budget is prepared by the planning team, however, the tasks of repairing and renovating teams include repairing the damages of the property, clearing up the extra objects from the property, look after the windows, doors, sewerage, water, gas and electricity systems, renovate the property with fancy items, and accomplishing all the tasks within the given budget.
Advertising and Marketing
Once the property is prepared for market, the advertising and marketing team starts placing the advertisement of the property in the market. Here, the contact building team also works by forwarding the information about the property on an interpersonal basis.
Managing
Generally, one real estate manager is provided in one package. However, some investors hire more than one real estate managers. The purpose of the manager is to look after the operations of every team and manage them to complete the tasks in the given time.
